How to apply for a room

No portals, no application fees, no waiting weeks for a reply. Applying for a room at INSULR is a short, human process, handled by the team who runs the house.

Reviewed 3 July 2026

Key takeaways

  • Applying is simple: enquire, view, reserve, move in, all handled by a real person
  • View in person or by live video if you are overseas or interstate
  • A 4 week bond and a 6 month minimum lease, with leases never ending in December
  • Usually a same day reply when you send an enquiry

The four steps

  1. Send an enquiry. Use the form on our homepage or call our team. Tell us your rough move in date and the kind of room you are after. We usually reply the same day with current availability.
  2. Book a viewing. See the room in person, or ask for a live virtual viewing over video if you are overseas or interstate. This is your chance to see the house and ask anything.
  3. Reserve your room. Happy with it? We will walk you through the agreement, the four week bond and the exact weekly figure, with no surprises, so you can lock in your room.
  4. Move in. Your room is furnished and every bill is already connected, so on move in day you simply unpack, log on to the WiFi and start living.

A June move in, for example, runs through to January, so your housing lines up with the academic year rather than leaving you to find somewhere over the summer. If you are booking from another country, our international students guide covers virtual viewings and arriving from overseas.

Common questions

How do I apply for a room at INSULR?

Send an enquiry through the homepage form or call our team on 0411 142 636. We reply with availability, arrange a viewing in person or online, then walk you through the bond and lease. It is personal, not a portal.

How much bond do I need to pay?

Every resident pays a four week bond. It is held safely and refunded at the end of your lease subject to the usual condition checks. The minimum lease is six months.

When should I start looking?

In a house this small, rooms move quickly, so it is worth enquiring as early as you can, ideally a couple of months before your move in date. We also keep a waitlist for when rooms free up.

Ready to see it for yourself?

Book a viewing, in person or live online from overseas, and we will walk you through what is available and answer every question.
